Most of Portland’s inner neighborhoods feature predominonemtly older homes, however almost all neighborhoods have vacant lots, or properties with larger lots that people divide. At this point, new homes are built. The quality and price of new construction in Portland will often be determined by the neighborhood itself. You’ll find more affordable new homes being built in Portland’s outer neighborhoods, and more expensive (and often green) new homes built in the core areas.
As zoning changes occur or more industrial neighborhoods gain popularity, you’ll often also see large scale new construction condominium projects. The perfect example of this in Portland is The Pearl District- when I first moved to Portland, the Pearl was full of artists paying cheap rent in run down warehouses, boarded up buildings and vacant trainyard land. Visit the Pearl district today, and it is fully of newly built condos and mixed use buildings. Major streets becoming popular will also lead to a lot of new construction properties being built and sold. We’ve seen this on N Mississippi Ave and NE Alberta Street.
Outside the core of Portland, many communities are seing what was once farm or forest land now being divided and converted to new construction homes and communities. Beaverton, Hillsboro and Happy Valley are very good examples of this.
